Buying luxury property from a developer in Dubai

Branded residences

In a branded residence the developer licenses a brand's name, often a hotel group, fashion house or car maker. What the brand provides varies: some only set design standards, while hotel brands may run concierge, housekeeping and other services. Those services usually mean higher service charges. Before you buy, ask what the brand agreement covers, how long it runs and what happens to the branding if it ends.

Waterfront and prime communities

Waterfront and island homes often sell at a premium to similar homes inland. Compare prices per square foot with recent Dubai Land Department transactions in the same community, not only with the developer's price list, and check the handover date and the stage of the wider master community.

Resale considerations

Resale depends on location, build quality, service charges and how many similar units are coming to market. Completed buildings by the same developer are a useful guide to finish and upkeep. For off-plan purchases, check the SPA for any conditions on reselling before handover, such as a minimum percentage that must be paid first.

Off-plan protections still apply

Luxury off-plan projects follow the same rules as any other: buyer payments go into a regulated project escrow account under Law No. 8 of 2007, and the purchase is registered on the Dubai Land Department's Oqood system. The DLD registration fee is 4% of the price.

What is a branded residence?

A branded residence is a home in a project that carries the name of a hotel, fashion, car or design brand under a licence agreement with the developer. The brand may set design standards and, in hotel-branded projects, run services for residents. Buyers usually pay higher service charges for those services, so it is worth reading what the brand agreement covers and for how long.

How can I check a luxury property developer before buying?

Look at buildings the developer has already completed and visit one if you can. Check that an off-plan project is registered with the Dubai Land Department and has an escrow account, compare recent DLD transaction prices for similar homes in the same community, and ask for the current service charges. Our ranking reflects sales figures only, not build quality.

Does a luxury property purchase qualify for the Golden Visa?

A property investment of AED 2 million or more can qualify an investor for the UAE's 10-year Golden Visa, and eligible off-plan purchases can count toward that threshold. Confirm eligibility for a specific unit and payment structure with the Dubai Land Department before relying on it.
