How payment plans work in Dubai

Construction-linked plans

Most off-plan homes are sold on a staged plan: a down payment when you book, instalments tied to construction milestones, and the balance on handover. Plans are usually written as a split, so 60/40 means 60% before completion and 40% on handover. A lower handover payment means more of the price is paid while the building is still going up.

Post-handover plans

Some developers let buyers pay part of the price in instalments after handover, over a set period. This lowers the amount due before completion and can let you rent the home out while you finish paying. Compare the total price with a standard plan, and check the SPA for what happens to the title deed until the balance is paid, early settlement and resale before the plan ends.

Monthly and long-term instalments

Plans marketed as monthly or 1% a month spread payments evenly instead of by milestone. Work out the real monthly amount and the total over the full term, and make sure it fits your budget if the handover date moves.

Costs beyond the price

Budget for the Dubai Land Department registration fee of 4% of the price, Oqood registration and admin fees, and annual service charges once the building is complete. If you plan to use a mortgage for the handover payment, talk to a bank early: lending terms for off-plan and completed homes differ.

Your payments are protected

Off-plan payments go into a regulated project escrow account under Law No. 8 of 2007 and are released to the developer against verified construction milestones. Pay only into the project's escrow account named in your SPA.
