How we calculate our rankings
Editorial Methodology

How We Rank Dubai's Real Estate Brokers

Top Realtors is an independent directory. Our rankings are editorial judgements made by our analysts — they are never for sale. This page explains exactly how we verify, assess and order the brokers you see across the site.

Independence first

We do not accept payment, commission or sponsorship in exchange for higher placement. A brokerage cannot buy a better rank, a badge, or removal of a competitor. Our only commitment is to the buyers, renters and investors who rely on these rankings to choose who to trust with one of the largest transactions of their lives.

The signals we weigh

Every broker is given a single Expert Rating on a 5-point scale, and the directory is ordered by that rating. The Expert Rating is not arbitrary — our analysts form it by weighing the following signals, with RERA registration treated as a non-negotiable prerequisite for being listed at all.

1
Primary signal

RERA verification (eligibility gate)

We confirm every brokerage holds a valid registration with Dubai's Real Estate Regulatory Agency (RERA), the regulatory arm of the Dubai Land Department (DLD). Brokers without a verifiable RERA/ORN registration are not listed, regardless of size or reputation.

2
Heaviest weight

Track record & service quality

The largest input into the Expert Rating is demonstrated quality: responsiveness, transparency on fees, accuracy of listings, transaction history and how the brokerage handles clients after the deal closes.

3
Supporting signal

Verified customer ratings

We cross-reference public Google Business Profile ratings and review volume as an independent check on real client sentiment, looking for consistency rather than a single high score.

4
Supporting signal

Service breadth

Brokerages that competently cover more of the journey — buying, selling, leasing, off-plan, property management and investment advisory — score higher than single-service operators of equal quality.

5
Supporting signal

Area coverage & local expertise

Genuine, demonstrable expertise across Dubai communities — from Dubai Marina and Downtown to JVC and emerging master-plans — counts in a broker's favour.

6
Supporting signal

Market presence & stability

Years of operation, team size and consistent activity in the market indicate a brokerage that is likely to be around to honour its commitments.

Who reviews the brokers

Assessments are led by our in-house analysts, including Marco Lagman, Senior Real Estate Analyst, who specialises in the Dubai market, RERA regulation and broker due diligence. Expert reviews published on broker profiles are written and attributed by our editorial team, not the brokerages themselves.

Keeping rankings accurate

Rankings are reviewed and refreshed periodically as broker performance, RERA status and customer feedback change. If a profile contains an error, brokerages can request a correction through our Get Listed form — corrections are verified before they go live, but they never change a broker's rank in exchange for the request.

Methodology FAQ

Can a broker pay to rank higher?

No. Placement is never for sale. We accept no payment, sponsorship or commission that affects rank, and we disclose this on every page.

What does RERA verification mean?

It means we confirmed the brokerage holds a valid registration with Dubai's Real Estate Regulatory Agency. RERA is the regulatory arm of the Dubai Land Department and licenses brokerages and agents operating legally in Dubai.

How often are rankings updated?

Rankings are reviewed periodically and updated when a broker's verified performance, RERA status or customer ratings change materially.

How do I report incorrect information?

Use the Get Listed form to submit a correction. We verify the change before publishing it; corrections do not influence rank.
